Job Description
The Regional Property Manager will coordinate and supervise staff, activities and available resources (within their assigned region) to maximize occupancy levels and property values, as well as train Property Managers to maximize their potential and add value to their assigned individual properties.
Essential Duties and Responsibilities - Assists in formulation of budgets for each upcoming calendar year.
- Establishes and stays within budget guidelines throughout the year.
- Ensures that all rents are collected and posted in a timely manner, as well as, deposited immediately and reported to the corporate office on a daily basis.
- Confirms that evictions, utility cut-offs and landlord liens are carried out as required.
- Ensures that vendor/contractor communications, certificates of insurance and invoices are submitted to corporate office for payment.
- Oversees the employment processes of all on-site staff (to include: hiring, training, terminating evaluating, etc.).
- Assists in the development and monitoring of company policies and procedures and special projects related to property management.
- Makes periodic inspections of assigned properties with property managers and staff.
- Reviews all Personnel Change Forms and Time Off Request Forms within their assigned region.
- Initiates and implements policies/procedures from the Employee Handbook and corporate office.
- Inspects regional properties on a regular basis to verify condition for the corporate office.
- Submits all invoices for the policies of vendor/contractor communications and certificates of insurance to corporate office for payment.
- Requests and/or initiates market surveys within their assigned region.
- Interprets market reports and trains staff on corrections and improvements.
- Performs any additional duties or tasks as assigned by the Vice President of Property Management.
- Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to property management.
Knowledge, Skills, and Abilities - Must have a High School Diploma or equivalent.
- Must have at least 5 years' experience in on-site property management.
- Must have background in supervision and successful track record of accomplishments.
- Must be proficient with MS Office Suite and On-Site Property Management Software.
- Must be able to operate office equipment (i.e. Calculator, Typewriter, Copy Machine, Fax Machine, Telephone and Key Machine).
- Must be able to work a minimum of 40 hours per week within a flexible work week.
- Must be available evenings, nights and weekends for staffing needs and emergencies.
- Must be able to work in a fast-paced, customer service-oriented environment.
- Must have valid driver's license and automobile insurance.
- Must effectively convey ideas, images and goals to a diverse group of personalities.
- ARM, CAM, CPM, CAPS, NAHP and HCCP certifications are preferred.
